The income capitalization approach to real estate valuation was codified in the United States largely through the work of the American Institute of Real Estate Appraisers (now the Appraisal Institute) in the 1930s and 1940s. Frederick Babcock's 1932 textbook 'The Valuation of Real Estate' introduced systematic income capitalization to the appraisal profession.
